As of 4th January 2009 all commercial properties require an Energy Performance Certificate when being sold or let, ratings are often used by tenants or potential buyers to make energy comparisons between properties. A Commercial EPC comes with a recommendation report that outlines how the energy performance of the building could be improved. An EPC assesses a building by giving a standard energy and carbon emission efficiency grade from A to G where A is the best and with the average for buildings to date being between D and E.
Property with the best ratings are more attractive to potential tenants and buyers as they are cheaper to run. Business owners know that when it comes to running costs, every little helps. Businesses effectively save money whilst becoming more eco-friendly when they follow the recommendations suggested by the EPC to reduce its carbon emissions.
London Energy Surveys accredited Energy Assessors can visit your workplace at a time most convenient to you, and carry out a thorough inspection to grade the building and provide the all-important recommendations for better energy efficiency. It is mandatory that a commercial EPC is in place prior to marketing a commercial property.
Non-compliance with commercial EPC legislation will result in a penalty of up to 12.5% of the rate-able value of the property, with a minimum of £500 and a maximum of £5,000. This is in addition to the cost of a compliant commercial EPC.
All EPC's are valid for 10 years, so once complete you can get back to running your organisation safe in the knowledge that it is compliant, eco-conscious and that your building is working as hard as possible to save the planet, and the pennies. Minimum Energy Efficiency Standard (MEES): the latest regulation **On 1 April 2018, the UK Government introduced a Minimum Energy Efficiency Standard (MEES), The standard applies to private rented residential and non-domestic properties.
It aims to encourage landlords and property owners to be more energy efficient by restricting the tenancies on and sale of properties that fall below the standard which is currently grade E. 1. Our Surveyor will need to visit the property to carry out a non-destructive visual survey with unrestricted access to all areas.
2. Please provide floor plans if you have them.
3. Boiler / Air Conditioning Information
-We will need to establish the exact make and model of the gas or oil heating boiler or AC units. (Establishing the boilers details from visual inspection can be difficult) so please have any information manuals or service history available.
4. Install energy efficient, lighting, T5s or LEDs or Low energy lighting wherever possible.
5. If you have made any improvements to the building for example, installed insulation or double glazing please provide details.
