Non Domestic EPCs have been a mandatory legal requirement for the Sale, Rental or Construction of a premises. EPCs are produced using standard methods and assumptions about energy use, to enable the energy efficiency of buildings of the same type to be compared. They are often used by tenants or potential buyers to make energy comparisons between properties.
From April 2018 a commercial property that has an EPC lower than an E cannot be rented out to new tenants or renewed to existing tenants. From April 2023, MEES will apply to all existing commercial leases.
A Commercial EPC also comes with a Recommendation Report that outlines how the energy performance of the building could be improved. The EPC assesses the building by giving a standard energy and carbon emission efficiency grade from A to G, where A is the best. The average building in the UK is rated between D and E.
Property with the best ratings are more attractive to potential tenants and buyers as they are cheaper to run. Business owners know that when it comes to running costs, every little helps. Businesses effectively save money whilst becoming more eco-friendly when they follow the recommendations suggested by the EPC to reduce its carbon emissions.
Penalties for not having an EPC
Non-compliance with commercial EPC legislation is enforced by the local authority and may result in a fine of up to 12.5% of the rateable value of the property, with a minimum of £500 and a maximum of £5,000. This is in addition to the cost of a compliant commercial EPC.

Environment and Sustainability Policy Version 1.0, May 2020 It is the policy of London Energy Surveys Ltd to minimise the negative environmental impacts that arise through the provision of client services, and to optimise environmental benefits that clients might achieve through following our advice.
We ensure that our operations comply with legislation, and we work to protect the environment and minimise pollution arising from our own activities and those of our clients.
Our most significant environmental aspects are transport, paper consumption, the use of electrical equipment and office heating and lighting. London Energy Surveys Ltd minimise the impacts arising from these by:
• Supporting the use of public transport where practical, encouraging the use of rail when attending meetings or visiting clients
• Communicating within the organisation largely electronically to reduce the need for travel
• Maintaining and circulating documents electronically rather than keeping paper copies.
We will review this policy annually.
