Why is having an EPC so important?
On 1 April 2018, the UK Government introduced a Minimum Energy Efficiency Standard (MEES). The standard applies to private rented residential and non-domestic properties. It aims to encourage landlords and property owners to be more energy efficient by restricting the tenancies on and sale of properties that fall below the ‘standard’, which is currently graded E.
EPCs also play a part in mortgage affordability calculations, where the energy costs of a home will be incorporated into the outgoings of a mortgage application. Having an EPC is essential.
