What is an EPC?
 

An Energy Performance Certificate (EPC) is a document that grades a property’s energy efficiency from A to G. They help homeowners to be more proactive with their energy efficiency measures to help save our planet from harmful carbon emissions.

An EPC provides information about energy efficiency and costs as well as suggestions on how to save money.

 

Who needs an EPC?
If you are building, renting, or selling a property, an EPC is a legal requirement (and has been for over 10 years). EPCs are required for all properties, regardless of whether they are large Victorian homes or small apartments.
How do I get an EPC?

They will also grade your property from A (most efficient) or in the super league for energy efficiency to G (least efficient).

Why is having an EPC so important?
Rightly so, there is an increasing focus on the UK reducing its carbon emissions, which is being led by the government. Complying now will ensure that you are covered in case more stringent measures are taken.

On 1 April 2018, the UK Government introduced a Minimum Energy Efficiency Standard (MEES). The standard applies to private rented residential and non-domestic properties. It aims to encourage landlords and property owners to be more energy efficient by restricting the tenancies on and sale of properties that fall below the ‘standard’, which is currently graded E.

EPCs are also used to calculate mortgage affordability. The EPC will include the energy costs of a home into the outgoings for a mortgage application. Having an EPC is essential.
